01 · Commercial paving
Parking lots. HOAs. Retail centers. Industrial yards.
From 5,000 to 500,000 square feet. New construction, full-depth resurface, partial-depth overlay, base failure correction. We work with your property manager, your tenants, and your insurance to phase the job so the lot stays usable through the work.
Typical scope: grind & remove, base prep and compaction, tack coat, hot-mix asphalt overlay (2 to 4 inch lifts), compaction to spec, line striping, ADA verification, walk-through with property manager.
Warranty: 5-year written workmanship warranty on full-depth and full overlay jobs.

Adds 5 to 7 years of life. Done at the right time, not the convenient time.
Sealcoat too early and it doesn’t bond. Too late, it’s cosmetic. We sealcoat between months 18 and 36 of new asphalt, and again every 3 to 5 years after that, in the cool dry window San Diego gets in late spring or early fall.
Typical scope: sweep and clean, oil-spot priming, crack fill, two-coat squeegee or spray application, line stripe restoration, 24-hour cure.
Pricing usually runs 15 to 30 cents per sq ft depending on prep needed.

Crisp lines, ADA-compliant, dries before tenants notice.
The fastest visual upgrade in commercial paving. A relined lot reads as 5 years newer than it is. We use water-based traffic paint that dries in 30 minutes and stays bright for 18 to 24 months in San Diego sun.
Includes: stall lines, directional arrows, fire lanes, ADA stall paint and signage, curb striping, stop bars, no-parking zones.

Fix it small, fix it cheap. Wait, fix it expensive.
A 1/4-inch crack costs $4 to fill. Left alone for two years it becomes an $80 pothole patch. Two more years it becomes a $4,000 base failure. The math on doing repair on schedule is the math.
What we handle: crack filling (rubberized hot pour), pothole patching (saw-cut and patch), full-depth section replacement (when the base is shot), trip-hazard grinding, settled-area corrections.

California ADA enforcement is real and accelerating. We bring lots into current compliance: stall slope correction (under 2% in any direction), van-accessible reconfiguration, ramp transitions, signage at the right height, painted symbology, and the engineering documentation your insurance and CASp inspector will ask for.
We work alongside your CASp inspector when there’s a flagged report.

About 15% of our work is residential. We don’t advertise it heavy, but if you’re reading this, you’re welcome here. New install, complete replacement, sealcoat, repair. Most residential jobs are done in 1 to 2 days.
Typical residential driveway: $3,500 to $8,000 depending on size, demolition needed, and base condition.
