About Frank & Sons
Started in 2004 with one truck. Still family-owned.
No private equity rollup, no corporate parent in San Francisco. Frank still walks every commercial job before the quote goes out.
The story (the short version).
Frank Sr. started paving in San Diego in 2004 with one dump truck, a roller, and a phone book. The first hundred jobs were residential driveways. The next thousand were commercial parking lots. Twenty-two years later we’re still here, still family-owned, still answering the phone the same day.
His sons grew up on those job sites. They run the crews now. The third generation is starting to learn equipment.
What we’ve learned along the way: the difference between a paving job that lasts 5 years and one that lasts 20 isn’t the asphalt. It’s the base prep, the compaction temperature, and whether the foreman is paid by the hour or by the job. We pay our foremen by the hour. That’s the whole secret.
Our Process
Five steps from your call to your warranty.
No matter the size of the job, every project goes through the same five steps. The variation is just how long each step takes.
Site walk & quote
Frank or one of the sons walks the property with you. Measures, photographs, identifies base issues. Quote in your inbox within 1 business day.
Schedule & permits
Once approved, we lock dates that work for your tenants and pull any required permits. Most commercial work needs zero permits in San Diego County.
Prep & base
Saw cut, demolish, haul out the bad asphalt. Re-grade, fix any base failures, compact. This step is where 5-year jobs and 20-year jobs diverge.
Pave & compact
Tack coat, hot-mix delivery, lay-down at correct temperature, immediate compaction in three passes (breakdown, intermediate, finish). Our paving day is precisely choreographed.
Stripe & warranty
Once cured, line stripe to spec, walk-through with you, sign off. We email you the written 5-year workmanship warranty same day.
